Manufactured Home Roofing Is Its Own Trade
A manufactured home is engineered, transported and assembled differently than a site-built house — and the roof is where those differences bite hardest. A crew that works on stick-built houses all week will reach for habits that don’t apply here. That’s why we do this and nothing else.
Weight Is a Real Limit
The roof structure is built light on purpose. Piling on heavy material isn't an option, so the system has to earn its keep per pound — one reason membrane and metal dominate here.
Slope Changes Everything
Many manufactured homes are flat or barely pitched. Shingles shed water and need slope to do it; flat roofs need a sealed membrane or a metal roof-over built on framing.
Fastening Is Different
Thin decking, metal roof panels, marriage lines and factory seams all demand their own fastening approach. Guess wrong and the roof fails at the fasteners long before the material wears out.
Roof-Over vs. Tear-Off
On a manufactured home, a roof-over is often the smarter path — if the structure underneath is sound. That call needs someone who has made it a few hundred times.
Pick the System That Fits Your Home
Every one of these is a full system — not just a surface. Open a page to see how it’s built, what it solves, and what a Bismarck install actually includes.

TPO Roofing
The gold standard for flat and low-slope manufactured home roofs — a heat-welded single-ply membrane that reflects the Florida sun instead of soaking it up.
- Energy-saving reflective white surface
- Heat-welded seams — no glued laps
- Handles ponding water & UV
Best for: flat & low-slope roofs, cutting cooling costs

Metal Roofing
A lightweight metal roof-over adds decades of protection and serious storm resistance without overloading the structure your home was built with.
- High-wind rated panel systems
- Decades of service life
- Reflective and low maintenance
Best for: maximum longevity & storm protection

Shingle Roofing
Architectural asphalt shingles rated for Florida’s high-wind zones give your manufactured home the classic neighborhood look — installed the way the wind code expects.
- High-wind rated architectural shingles
- Wide range of colors & styles
- Budget-friendly curb appeal
Best for: pitched roofs & traditional styling
TPO vs. Metal vs. Shingle
No system wins every category — the right one depends on your roof’s slope, your structure and how long you plan to stay. Here’s the honest comparison.
TPO Membrane
Single-ply, heat-welded
Flat & low-slope roofs and cutting cooling load
Flat to low-slope — the specialty
Clean, flat, bright white surface
Seams are heat-welded, not glued — no laps to dry out
Very light — a single-ply membrane
Low — periodic inspection and a seam check
Yes — a common roof-over choice
Reflective white surface sends solar energy back
Metal Panels
Roof-over on framing
Maximum service life and storm performance
Low-slope to pitched; slope can be built in with framing
Ribbed panels, wide color range
High-wind rated with decades of service life
Light — panels over a framed system
Very low — no granules to shed
Yes — built over the existing roof
Reflective coatings, plus a vented air gap
Architectural Shingles
Laminated asphalt
Pitched roofs and traditional curb appeal
Needs adequate slope — not for flat roofs
Dimensional shingle texture, wide color range
Familiar look at the friendliest budget
Heaviest of the three
Low — spot repairs are simple and cheap
Usually a tear-off down to the deck
Depends on color; darker shades absorb more heat

Choosing Between the Three
How do I know which roof system my home needs?
It comes down to four things: the slope of your roof, the condition of the existing structure and deck, your budget, and how long you plan to stay in the home. The free roof assessment answers all four — we measure, photograph and explain what we find before anyone talks about a system.
What is a roof-over, and is it right for my home?
A roof-over is a new roof system installed over your existing roof instead of tearing it off. When the structure and deck underneath are sound, it saves the cost, mess and disposal of a tear-off. TPO membrane and metal panels are the two systems we use most often for roof-overs on manufactured homes.
Can I put shingles on a flat manufactured home roof?
No. Shingles shed water rather than seal it out, so they need adequate slope to work. If your manufactured home has a flat or low-slope roof, TPO membrane or a metal roof-over built on framing is the right answer — and we’ll tell you that plainly rather than sell you the wrong roof.
Which roof system helps most with cooling costs?
Reflective surfaces do the heavy lifting in Florida. A white TPO membrane and a reflective metal panel both send a large share of solar energy back off the roof instead of letting it soak into the home. With shingles, color choice matters — darker shades absorb more heat.
Do you work on anything other than manufactured homes?
Manufactured and mobile homes are our specialty, and TPO, metal and shingle are the three systems we install. We’d rather be genuinely expert at three things than average at ten — and after 25 years, the details are where that shows.
How long does a manufactured home roof take?
Most manufactured home roofs are completed in one to two days, including cleanup and a magnetic nail sweep of your yard and drive. We’ll confirm the schedule for your home — and any community or park requirements — before we start.
