The Four Problems a Metal Roof Ends
Metal earns its place on a manufactured home for four very specific reasons — and every one of them is a Florida reason.
Wind That Peels a Roof
Uplift doesn't tear a roof off all at once — it finds one loose edge and works. Panel systems are engineered to be fastened down and closed off at every perimeter.
Doing This Again in a Decade
Cheap surfaces buy time; they don't buy a solution. Metal is the system homeowners choose when they'd rather not think about the roof again for a very long time.
Heat Landing on Your Ceiling
On a manufactured home there's very little between the roof and your living space. Reflective panels over a vented air gap give that heat somewhere else to go.
Weight the Structure Can't Take
Your home's roof framing was built light on purpose. Metal panels let you add a genuinely durable roof without asking the structure to carry a heavy one.

A Roof Over Your Roof — Built to Be Fastened Down
On a manufactured home, metal is almost always installed as a roof-over. Rather than tearing off the existing roof, we build a light framing system across it and fasten the panels to that. No tear-off, no dumpster, no days with your home sitting open to the weather.
That framing does two useful jobs at once. It lets us build in slope, so water genuinely runs off a roof that used to hold it. And it creates a vented air gap between the new metal and the old roof, so the heat that used to land on your ceiling has somewhere to escape.
Panels run from ridge to eave so water has one uninterrupted path down — fewer horizontal joints means fewer places for water to sit and think about it.
Then comes the part that matters most in a storm: fastening. Panels are attached on an engineered pattern using gasketed fasteners or concealed clips, depending on the system, and the whole perimeter — eave, gable, ridge and end walls — is closed off with trim. Wind uplift is an edge problem before it’s a roof problem, and a metal roof is won or lost on those edges.
The panels themselves arrive factory-coated, in profiles and colors chosen to suit your home and your community’s rules.

What You Actually Get Out of It
Four reasons homeowners who plan to stay put keep choosing a metal roof-over.
Wind Is What It's For
High-wind rated panel systems, an engineered fastening pattern and closed perimeters — the three things that decide how a roof behaves when a storm parks over Florida.
Decades of Service Life
Metal is the longest-lived of the three systems we install. For most homeowners it's the last roof decision they need to make on that home.
Reflective and Vented
Reflective coatings push solar energy back off the roof, and the framed air gap under the panels gives trapped heat a way out instead of a way in.
Next to No Maintenance
No granules to shed, no shingles to curl, no annual sealant ritual. An occasional inspection and a rinse is close to the whole job.
The Roof You Stop Worrying About
If you plan to be in this home a while, metal is usually the last roof conversation you’ll need to have. We’ll get on the roof, confirm whether a roof-over is right for your structure, and give you a straight answer — free.

A Metal Roof Is Won or Lost at the Fasteners
We'll tell you if a roof-over isn't the right call
Sometimes the structure underneath isn't sound enough to build on. You'd rather hear that from us in the driveway than find out in a storm.
The fastening pattern isn't a guess
Panel systems are rated as systems. Skipping fasteners to save an hour throws away the rating you paid for.
Trim and edges get the same attention as the field
Ridge, eave, gable, end wall. Wind gets under a roof at the perimeter — so that's where we spend the time.
Deal direct with the owner-operator
No salesmen, no middlemen. The person who quotes your roof is the one responsible for building it.

Metal Roofing, Answered Straight
Can a metal roof go over my existing roof?
That’s usually exactly how it’s done on a manufactured home. We build a light framing system over the existing roof and fasten the panels to it — no tear-off, no disposal, and no days with your home sitting open. Whether a roof-over is appropriate depends on the condition of the structure underneath, which is what the free assessment confirms.
Is a metal roof noisy when it rains?
Far less than people expect. The sound everyone pictures comes from bare metal over open rafters — a barn, not a home. On a roof-over, the panels sit above a framed air gap with your existing roof and insulation still beneath them, so rain reads as a soft patter rather than a drum solo.
Does a metal roof attract lightning?
No. Height and location determine where lightning strikes — roofing material doesn’t attract it. Metal is also non-combustible, which is a point in its favor rather than against it.
Will the panels rust, fade or dent?
Panels arrive factory-coated for exposure, and a coastal Florida home calls for a coating and substrate chosen with salt air in mind. We’ll walk you through the panel profiles, colors and coating options that suit your home — and your community’s rules, if you’re in a park with an approved list.
Will a metal roof help with my insurance?
High-wind rated roof systems can qualify for insurance consideration in Florida. We document the installation so you have the photos and paperwork your carrier asks for — though the decision itself always sits with your insurer, not with us.
How long does it take, and what about warranty?
Most manufactured home metal roof-overs are completed in one to two days, including cleanup and a magnetic nail sweep. Warranty coverage depends on the panel system and the manufacturer’s current programs — ask about current warranty options during your assessment and we’ll put it in writing with your estimate.
